The Porches is not an age restricted community. We feature first floor owner suites and various amenities that you might see in a 55+ community including; a poolhouse with fitness center, common lawns & trails and lock & leave maintenance-free living. The range of outdoor activities, entertainment and the overall lifestyle the resort offers appeals to all ages. We want every person to feel included at the Porches, we are all ages for all people.
Our process takes approximately 6-8 months, with the construction of a home being about 180 days. Depending on the level of customization you desire, and we are glad to provide, the build time for your home could extend to 9 months.
Here at the Porches, we would like to spare you the time and hassle of researching and comparing hundreds of financing companies to arrange for financing. We work with established lenders who offer a variety of programs to meet your individual needs. In particular, Wells Fargo Home Mortgage offers many options that appeal to the majority of our Purchasers.
Yes! Our Professional Designer is here to guide you and to make the process of choosing the colors, materials and textures in your new home uniquely yours. The Porches has an on-site Design Center where you will see today’s most popular colors and styles in cabinetry, countertops, flooring, lighting and plumbing fixtures and much more. If you’ve built a home previously, you know how much fun designing your home can be. With the guidance of an expert it will be EASY and FUN.
Yes! Our goal is for you to build the home of your dreams without the constraints you might find with some Builders and to make the process enjoyable and easy. Our Professional Designer will work with you to help you express yourself with modifications to the floorplans we offer. Plus, in our Artisan Access program, you will also work with an Architectural Designer to discuss the structural and engineering aspects of your dream home design and to make it even better.

As a new home community that is high in demand, we have a different approach than many discount builders. We aim to preserve your equity by increasing land prices by 1% quarterly as the market continues to improve.
Our commitment to your satisfaction goes well beyond settlement. We provide a one-year workmanship warranty and a ten-year warranty on the structure of your new home. Our Project Management team will meet with you and discuss the one-year review you will have of aesthetic and cosmetic repairs to be made if necessary.
Of course, you will also have the benefit of the warranties provided by the manufacturers of the appliances and equipment installed in your new home such as the HVAC system, hot water heater, lighting fixtures, kitchen appliances etc.
Yes. The value of your investment is paramount. The association ensures that the community is governed by a high set of standards that are focused on the land preservation, your home’s care and the community amenities so they thrive for generations to come.
Homeowners Association FAQ's
There is a $725.00 one-time membership fee for the Association and a $200 per month fee
Lawn care including mowing, weeding, pruning, leaf removal, snow removal including driveway & service walk, access to Kipling Meeting House amenities, maintenance of private roads, reserve funding for long term replacement expenses, maintenance and insurance of all common areas including the Preserve along Yellow Breeches and park-like settings throughout the community.
There is a carefully pre-selected color scheme for the community with a good bit of variety for a myriad of tastes. However, sometimes your vision is just a shade different. If you desire something other than what is already offered, the Architectural Review Board will review your request.
Fences are permitted. For continuity and aesthetic appeal, just submit the style, height, location and color. Upon approval from the executive board, you will receive a written consent.
Absolutely! Two household pets are permitted. If you currently have more pets, submit the details to the Executive Board. We have a soft spot for our furry friends and an exception may be granted.
Yes. Swim spas and hot tubs are permitted. Written submission of the location, size and proposed privacy coverage and consent from the Executive Board is required.
Yes! With written consent of the Executive Board you will be able to accent your landscape areas. The board will likely request some detail on what you’d like to plant , and maybe a sketch of your plan. We encourage enhancing our environment with beautiful flora. Community gardening will be available at the neighboring hobby farm.
Golf carts must be parked within the boundary of your yard. You can park in your driveway, garage, or covered golf cart pad. There will be dedicated spaces throughout the resort.
